Method

Built from official public records — fifteen years of recorded transfers, permit filings, rental registrations, and state entity filings, joined at the parcel level through a proprietary pipeline. Only arm's-length transfers count toward rankings; government, bank, and family conveyances are excluded, and portfolio deals are priced correctly rather than double-counted.

"Cash buyer." The index profiles high-volume investor purchasers. Financing method is not verifiable from deed records; the term is used in the industry sense — investors who close without retail financing contingencies.

Recording lag. Public records backfill over time, so recent figures are conservative: these buyers are at least this active, never less.
